When most people think about the best time to sell a home, spring and summer usually come to mind. But if you’re considering selling your home in Lubbock, you don’t necessarily need to wait until next year.
Fall can actually be a great time to put your home on the market — and depending on your situation, it may even work in your favor.
There Are Still Buyers Looking
The start of a new school year doesn’t mean the Lubbock real estate market comes to a stop.
People move for all kinds of reasons that have nothing to do with the time of year — job changes, growing families, downsizing, relocating to Lubbock or simply finding the right home at the right time.
While there may be fewer buyers looking than during the busiest parts of spring and summer, the people who are house hunting in the fall may have a more immediate reason to make a move.
Don’t Count Out the Higher-End Market
One thing we’ve seen over the years is that the higher-end Lubbock market doesn’t always follow the traditional spring-and-summer selling calendar.
Luxury and higher-priced homes continue to sell in the final months of the year, and we’ve seen plenty of significant sales happen during the fourth quarter. Buyers at these price points may be moving because of a relocation, a change in circumstances or simply because the right property became available — not because it happens to be the “traditional” time to buy.
That’s important if you own a higher-end home and are thinking you’ve missed your window by not listing in the spring. Fall can still bring serious buyers, and the right home can sell at any time of year.
You May Have Less Competition
Another potential advantage of selling in the fall is that there may be fewer homes competing for buyers’ attention.
When buyers have dozens of similar homes to choose from, it can be harder for any one property to stand out. Having less competition can give a well-priced, well-presented home an opportunity to get noticed.
Of course, this varies by neighborhood and price point, which is why looking at what’s actually happening around your home is more useful than relying on general market trends.
Fall Is a Great Time to Make Your Home Feel Like Home
There’s something about a home in the fall that just feels inviting.
You don’t need to cover every surface in pumpkins to make the most of the season. A clean entryway, warm lighting, simple seasonal touches and comfortable spaces can help buyers picture themselves living there.
And in Lubbock, fall can also mean a welcome break from those 100-degree showing days!
Pricing Still Matters
No matter what season you sell in, pricing your home correctly from the beginning matters.
Buyers have access to more information than ever, and they’re paying attention to how long homes have been listed, recent price reductions and comparable properties.
The goal isn’t simply to get your home on the market. It’s to position it so the right buyers see the value in it.
That means looking at recent sales, current competition, your home’s condition and what’s happening specifically in your part of Lubbock.
Should You Sell This Fall or Wait Until Spring?
